Item 1: the create route decided title blankness with String.isBlank()
while its rename twin had been widened to treat Unicode blanks (NBSP,
U+FEFF, U+2007, U+202F) as empty. A session created with a NBSP-only
title persisted it, then the rename route refused the server's own stored
value. Extract the blankness predicate (unicodeBlank) and share it; each
validator keeps its own length cap and failure mode, and validTitle still
coerces to null rather than throwing.

Item 3: the only lease-renewal test picked a renew interval below the
coordinator's clamp (leaseDuration/3), so the clamp never bound and
inverting or deleting it kept the suite green. Raise the interval to
400ms against a 300ms lease so the clamp (min, resolving to 100ms) is
what picks the period; the M1 inversion (min->max, 400ms period) now
starves the lease and the competing replica wins it.
